Burlington (RAHB) reported the residential market saw an 11.9 per cent increase in average sale price in October compared to the same month last year. The median sale price also saw gains over October of last year.

“The steady increase in residential prices over last year continues,” said RAHB President Cameron Nolan. “We are also seeing less of a difference between numbers of new listings this year compared to last. Those listings are still being sold faster than last year, with the average number of days on market at 45 days.”


With that said, the homes that are selling have one thing in common – they are priced realistically.  There are many things to consider then readying your home for sale.  Fresh paint is the most cost effective and “biggest bang for your buck” in terms of increasing appeal.  Cleaning, making any repairs – a pre-inspection is always a good idea so that you can correct any hidden issues – and staging the home can certainly make a home pop!  If priced realistically you will have the largest pool of serious buyers considering your property in those crucial first weeks of the listing.  For more information on pricing your home .
